Systematic Review: Impact of P2P Sharing Economy on Rent and Housing Prices: Airbnb

ABSTRACT
This systematic review investigates how the peer-to-peer sharing economy, particularly Airbnb, can impact housing prices and rents. Through a comprehensive search and selection process, a total of 21 sources were analyzed. The results suggest a positive correlation between Airbnb listings and housing and rent prices; however, the effect can depend largely on the city. Central urban areas often have a higher increase in prices compared to the peripheral areas. Some of the source's studies report no significant impact or mixed results in certain cities. The study also highlights the effect of confounding variables on housing and rent prices as it is difficult to measure the increase in prices only from Airbnb. Overall, this review underscores the importance for policymakers to understand the implications of Airbnb on the housing market and balancing the benefits of short-term rentals with the availability of long-term housing for residents.
